The legacy of "change and challenge" Re-Novation of the office that continues beyond the century
- As a life insurance company, we will not be short-sighted, but will instead pursue the best possible balance between the responsibility and value of continuing to use buildings as social assets over a long span that connects generations, while also taking into account economic rationality -
DN Tower 21, which originated from the Dai-ichi Life Building, which was the center of Japan's transformation, including the postwar headquarters of GHQ (General Headquarters of the Allied Powers) and the drafting of the Japanese Constitution, has undergone a large-scale renovation against the backdrop of joint asset acquisition, work style reform, and requests for further improvement of business efficiency. Based on the concept of a "connected well-being office," the heavy stone building, which embodies the mission of the life insurance business of providing people with peace of mind, has been renovated with a variety of initiatives, such as integrating the lower floors, renting out the upper floors to tenants, and establishing a cafeteria (LOFFT) for interaction with tenants, while retaining the historical value represented by the MacArthur Memorial Room. It will be reborn as the new "Dai-ichi Life Hibiya First." In addition to contributing to the environment by significantly reducing CO2 emissions (equivalent to the annual absorption of about 100,000 hectares of forest) as a result of choosing renovation, the building has achieved a comfortable office space for workers, becoming the first domestic financial institution to receive WELL certification platinum. In constructing the office, through employee surveys and workshops attended by a total of over 100 young employees since 2019, new ways of working and the ideal form of the office suitable for the coming era were discussed, and the theme "ideas are born at the intersection" was materialized. Even after full operation begins in August 2023, the PDCA cycle will continue through regular review meetings with tenants. These efforts have been recognized, and the office has won both the "New Office Promotion Award" at the 37th Nikkei New Office Awards and the "Excellent FM Award" at the 19th Facility Management Awards.

Our company was founded in 1902 as Japan's first mutual company, and has continued to change and take on challenges, accelerating its overseas expansion starting with its entry into Vietnam in 2007, and becoming the first major life insurance company to be incorporated and listed on the stock exchange in 2010. The Hibiya office originated from the Dai-ichi Life Building, which was completed in 1938 as the most robust and safe building in Japan, overcoming soft ground and following the vision of our founder, Tsuneta Yano. Since then, we have pursued functionality that suits the times, and in 1993 we reconstructed the building as an "office building that will last for centuries." We have continued to change and take on challenges while preserving our historical value. This renovation is not just a replacement of fixtures, but is being promoted through thorough discussions and a bottom-up approach to build a foundation that will support the realization of our ideal state in 2030.
Comment
In addition to the overarching theme of "connecting the social asset of the building across generations through renovation," this project truly embodied "change and challenge" in that it "realized a working style and working environment appropriate for The Dai-ichi Life Insurance Company for the future."
In particular, at the start of the project in 2019, young and mid-level employees selected from each department held lively discussions over the course of six months before finally presenting their proposal to management, which was symbolic of the initiative, and which was successfully realized after overcoming the major changes in the social environment caused by the COVID-19 pandemic that followed. Furthermore, they understood that the real start would come once the renovation was complete, and have continued to hold discussions with representatives of each of the tenants in Hibiya First while continuing to implement the PDCA cycle. I believe that other companies and organizations can learn a lot from their approach.
These efforts led to the project winning both the Nikkei New Office Award and the Facility Management Grand Prize, and we are extremely honored to have been involved in this project as a consultant.
