An office that creates vertical, horizontal and diagonal connections that transcend departmental boundaries and fosters a sense of unity
Tokyu Housing Lease Co., Ltd., which manages and operates rental real estate, was involved in the relocation of the head office of three group companies, for which ITOKI was in charge of providing comprehensive support for the space design, from layout planning to the selection and delivery of fixtures.
The completed office makes use of the mega floor and has good visibility, encouraging communication between employees.

A symbolic bench with a contour line motif has been installed at the boundary between the office area and collaboration area, connecting the two areas with different uses and atmospheres.

Before the relocation, the three Tokyu Housing Lease Group companies were split across six floors in the office, which created physical separation between the headquarters. The decision was made to relocate the office in order to eliminate communication difficulties, strengthen collaboration between headquarters, improve work efficiency, and engage in co-creation with other departments. The direct goal was to make it easier for employees to work and to improve their happiness, but another aim was to increase the value of the business, such as by improving the quality of services provided to customers.
The end result was a spacious office that promotes communication and fosters a sense of unity. Through repeated discussions with Itoki to incorporate as many employee opinions as possible, we were able to achieve the goal we set at the start of the project: "An office that employees want to come to, are proud of, and want to communicate with." Thanks to their approach to solving problems from both the hardware and software perspectives, we feel that there are more opportunities for employees to meet face-to-face and talk with each other.

The concept "TOCHI TATEMONO SUMAU" comprehensively expresses Tokyu Housing Lease's business of providing the "experience" of people's lives from the perspective of land, buildings, and housing.
The floors to be occupied were treated as land, with contour lines drawn, roads laid out, and the layout constructed as if each building were being built one by one. By designing with a consistent concept, from the furniture to the signs, we aimed to express the unique character of Tokyu Housing Lease and create an office that employees can be proud of and feel attached to.
