ITOKI develops "ITOKI OFFICE DEVICES," which optimizes office operations through integration with AI agents.

We are fully implementing AI in office spaces, sensing the usage status of furniture and meeting rooms to acquire "actual usage data that is not visible through reservations."

ITOKI CORPORATION (Headquarters: Chuo-ku, Tokyo; President and CEO: Koji Minato) announced the development of "ITOKI OFFICE DEVICES," a device solution that enables advanced operations by using AI to acquire real-world usage data within office spaces through sensors linked to office furniture. This solution senses in real time "how furniture and meeting rooms are actually being used," links with office resource reservation data, and visualizes the operational status, thereby improving office utilization and convenience.

We have recently implemented prototypes in solo and team seating areas as part of the renovation of the 12th floor of our head office, "ITOKI DESIGN HOUSE TOKYO," and have commenced operation. We plan to begin offering the system to customers by the end of the year. By working in conjunction with our AI agent, "ITOKI OFFICE AI AGENTS," we will strengthen our Office 3.0 domain, supporting data-driven improvements in office productivity through autonomous and high-cycle office operations.

Office operational challenges become apparent with the return to working in the office.

As more people return to working in the office, office spaces are becoming cramped, and issues related to office use are becoming more apparent, such as "unused meeting rooms and booths are all booked," "a room for eight people is booked when there are only four people," "we want to extend our time but we don't know the next booking status," and "we want to know if the room in front of us is booked." These issues are causing stress for employees and can lead to decreased productivity.

We will acquire "actual usage data" to improve office operations.

"ITOKI OFFICE DEVICES" transforms office spaces and furniture themselves into data acquisition points using box-type and chair-specific devices. AI acquires and visualizes the actual usage of various office resources such as meeting rooms, solo desks, and team desks through labeling and other means, and also makes adjustments based on feedback, supporting the effective use of limited office space and operational improvements.

The data to be collected is expected to include start and end times of use, seating and leaving times, length of stay, and number of users. This means that, for example, if an empty reservation occurs with no one seated at the reserved time, the sensor will detect it and immediately notify the reservation holder whether the space is available. Once the reservation holder releases the space, the reservation will be canceled, making it easier for the next user to reserve the seat or space. Similarly, if the reservation ends early, the reservation will be released in a smart manner.

A prototype has been installed on the 12th floor of the headquarters.

On the 12th floor of the headquarters (approximately 2700 m²), the "Team Co-work Zone," ideal for "team co-working" where teams share space and time, is equipped with "ITOKI OFFICE DEVICES" distance sensors ("Office Sensor") and "Office Labels" that display usage status. In addition, "Office Boxes," which mainly combine motion sensors and usage status displays, have been installed in five meeting rooms. The meeting rooms are constructed with glass building materials, but a key feature is that the motion sensors only react to users inside the meeting rooms, thus balancing the design and functionality of the glass space. Furthermore, "Office Sensors" are installed in all 18 solo desks, and monitors are provided to encourage fair use of the solo desks.

Turning office furniture into a "point of contact for data acquisition"

At our company, we analyze office usage data across four layers: "Layer 0: Office Layout," "Layer 1: Office Furniture," "Layer 2: Office Equipment (Humidity, Temperature Data, etc.)," and "Layer 3: Employees (Individual Data)." This "ITOKI OFFICE DEVICES" initiative is a full-scale effort to acquire usage data for "Office Furniture," which is positioned as Layer 1.

Going forward, we plan to integrate the acquired real-world usage data with existing applications such as the meeting room reservation system "Reserve Any" through "ITOKI OFFICE AI AGENTS," an AI agent in the Office 3.0 domain that we announced in February 2026. This will allow us to continuously analyze office space usage trends and operational challenges, ultimately solving office space issues and improving convenience.

Itoki is evolving office spaces and furniture into data acquisition points, and by combining this with the operational data and employee condition data that it has accumulated so far, it will be able to more accurately grasp the actual usage of space and support both improving the utilization rate of limited office space and enhancing the experience value for employees.

* "ITOKI OFFICE DEVICES" is a prototype as of June 2026. We plan to begin offering it to customers within the year. Pricing is currently undecided.
