*Researched by Leesman Ltd.

The Leesman Survey focuses on employee experience and comprehensively evaluates the working environment. It is a workplace experience evaluation survey provided by Leesman Ltd., headquartered in London, UK. Leesman(R)+ is a certification given to world-class workplaces that meet strict standards, such as achieving a comprehensive index Lmi (Leesman Index) of 70 or more in the Leesman Survey. The Leesman Survey is the world's largest workplace survey with benchmark data of more than 9,000 locations and more than 1.3 million people in 122 countries around the world, and only 26 companies and 65 locations have received this certification. ITOKI TOKYO XORK recorded an Lmi score of 71.1 (57th in the world at the time of the survey) in the survey in June 2024, becoming the first workplace in Japan to receive the Leesman(R)+ Excellent certification.

Investigation background

ITOKI TOKYO XORK is based on the concept of "XORK Style," which practices Activity Based Working (hereinafter referred to as ABW), which autonomously designs working styles with a high degree of self-discretion, and ensures high spatial quality from the perspective of well-being. Since opening in 2018, the Leesman Survey has been conducted once a year, and is used not only to identify specific issues in the office space, but also to evaluate the degree of ABW implementation and its effectiveness. In addition, since the relocation, the company has continued to make improvements with the goal of achieving Lmi 70 and Leesman(R)+. The overview of the offices that were surveyed and key results are as follows:

Office Overview

After the COVID-19 pandemic, the center office will undergo a major renovation in 2023, with the future role seen as a "place specializing in experiences that can only be had here" through real-life communication, a "place of centripetal force connecting individuals and organizations" that fosters a sense of belonging, attachment, and mutual trust, and a "place of connection with society" that communicates the brand identity and creates collaboration with various stakeholders. This survey is the result of this renovation.

Key findings from the survey

Pride in the office: 27.4% in 2017 (before the head office relocation) → 90.4% in 2024 (after the relocation) (+63.0%)
・Individual productivity: 32.4% in 2017 before the head office relocation → 75.9% in 2024 after the relocation (+43.5%)
Ease of sharing ideas: 35.6% in 2017 before the headquarters relocation → 72.4% in 2024 after the relocation (+36.8%)

The above three items were items that saw improvements in the indicators within two years of the relocation, but items that are linked to corporate culture, such as "enjoyable work environment" and "sense of community in the workplace," improved significantly after the 2023 renovation.

・Enjoyable work environment Before major renovation in 2023 59.3% in 2022 → 75.6% in 2024 (+16.3%)
・Workplace solidarity Before the large-scale renovation in 2023 40.1% in 2022 → 63.3% in 2024 (+23.2%)

These changes have contributed significantly to improving employee engagement, reducing turnover, and attracting talent, with results such as an 18.5% improvement in key employee engagement indicators over the past three years.

lastly

There is a time lag between renovating an office space and changing the way an organization works and its culture. What is important is continuous monitoring and improvement. We will continue to use the knowledge we have gained from ITOKI TOKYO XORK to improve the quality of our office construction and operations, and support our customers in promoting office improvements, which are part of their human capital management efforts.
